Construction Accounting Software UK: Buyer’s Guide 2026

Updated: Sep 19
Construction accounting software is awkward to choose because the money follows projects, subcontractors and stages rather than neat monthly boxes. The software needs to cope with that reality before you worry about anything clever.
CIS comes first for many contractors
HMRC’s Construction Industry Scheme requires contractors to verify and make deductions from subcontractor payments and report those payments. HMRC also requires monthly returns from contractors using subcontractors. Software that handles CIS cleanly can remove a lot of repetitive admin.
If CIS matters, test the filing workflow — not just the checkbox
HMRC requires contractors to report payments to subcontractors each month, with returns due by the 19th after the tax month. Contractors can use HMRC’s online service or recognised commercial CIS software. That makes a practical trial straightforward: verify a subcontractor, record a payment and deduction, produce the monthly return, and check how corrections or nil periods are handled before you commit.
Xero’s current UK construction plan page lists automated subcontractor CIS calculations and reports on every advertised plan, including Ignite. Before buying, verify whether the exact workflow you need — such as direct subcontractor verification, HMRC filing and bulk statements — is included in your chosen plan or carries a separate charge. That is the sort of detail that belongs in your real cost comparison rather than being discovered after signup.

What the main accounting platforms say
Xero and QuickBooks both publish construction-specific workflows around project costs, invoicing and CIS. FreeAgent also documents CIS features. Those are provider claims, so treat them as the starting point for a trial rather than the verdict.

Use last month as the test case
Recreate one recently completed job using real categories and a few anonymised figures. See how long it takes to understand the margin and where the evidence lives. If the software needs a spreadsheet to explain the software, that is useful information.
Bottom line
For construction businesses, accounting software should make CIS and project profitability easier to understand at the same time. If it only does one well, check what has to fill the gap.
